Valuations A Valuation, as the name suggests, is to determine the value of a property for the purposes of mortgage, probate, selling, etc. This type of survey is limited and will not highlight property faults or defects, other than the obvious. A Valuation is not a Building (Structural) Survey. It merely ensures that the Bank or Building Society loan does not exceed the value of the property in question.
The majority of mortgage valuation inspections are assessed on the lenders "scale of valuation charges". This works out very approximately at £1.50 per £1000 of the purchase price.
